- Represented a prominent asset manager in making a $20 million mezzanine loan to a well-known New York developer which was used by the property owner/ mortgage borrower to acquire an estate for years interest and improvements consisting of a stabilized multifamily building benefitting from a 421-a tax exemption, and in negotiating an intercreditor agreement with a foreign banking institution.
- Represented a debt fund in making mortgage and mezzanine loans in an aggregate amount of $100 million to affiliates of a prominent New York developer, the proceeds of which were used for predevelopment expenses and to acquire property incorporated into a larger assemblage in the Hudson Yards Improvement District jointly owned and to be developed with another prominent New York developer.
- Represented an international hotel company in its acquisition of a luxury hotel brand and investment in a related hotel, retail and residential condominium development project in the High Line area of New York City.
- Represented a real estate fund advised by a prominent asset manager in a $200,000,000 mortgage loan for the acquisition and development of a portfolio of mixed use properties in Manhattan. The deal involved the negotiation of an intercreditor with a mezzanine lender.
Ms. Melone is a member of CRE Finance Counsel (CREFC), a member of Goodwin’s Women’s Initiative and active in pro bono matters, including a recent representation of a battered immigrant in her petition for legal status under the Violence Against Women Act.
