Brian Beaulieu is an associate in the firm’s Real Estate Industry group. Brian represents real estate owners and investors in a variety of complex commercial real estate transactions, including asset-level acquisitions and dispositions, joint venture arrangements, and borrower-side financing transactions. Brian also represents institutional investment funds in connection with structuring subscription secured credit facilities.
Experience
- Represented a real estate investment firm in the formation of a joint venture with an institutional investor for the acquisition and financing of a 479,000-square-foot research and development campus in Massachusetts
- Represented an institutional real estate investment fund in the formation and subsequent restructuring of a joint venture with leading development partners for the ground lease and development of a 555,000-square-foot office and life science tower in Boston’s Seaport District, including securing construction financing for the project
- Represented a publicly traded real estate investment trust in the formation of a joint venture with a global sovereign wealth fund for the acquisition and redevelopment of a prime Midtown Manhattan property into a 900,000-square-foot office and retail tower
- Represented a joint venture of investment management affiliates in the acquisition and financing of a $300 million mortgage loan secured by a major retail center in Albany, New York
- Represented a publicly traded real estate investment trust in its series of all-cash transactions involving the sale of a 33-property shopping center portfolio, multiple redevelopment projects, and its remaining assets to a publicly listed acquirer
- Represented an institutional real estate investment manager in the formation of a programmatic joint venture with a U.S. pension fund for the acquisition of essential service retail properties nationwide
- Represented a publicly traded gaming and leisure real estate investment trust in its acquisition and sale-leaseback of a major casino and hotel property in Maryland, as part of a broader multi-property transaction and related capital markets financing
- Represented a global real estate investor in obtaining a $650 million syndicated unsecured loan, with an additional accordion feature, secured by a 120-property industrial portfolio spanning 10 U.S. states
- Represented an institutional real estate investment fund in the formation of a joint venture for the acquisition and development of a multi-building industrial project in Connecticut, featuring large-scale facilities pre-leased to national retail tenants
- Represented an institutional real estate investment manager in the formation of a joint venture for the acquisition and financing of three Class A multifamily properties in New Jersey, utilizing a uniquely structured mezzanine loan and amended senior financing arrangements
- Represented an institutional real estate investment manager in the acquisition and financing of a senior living facility in Wellington, Florida
- Represented an institutional real estate investment manager in the formation of a programmatic joint venture for the acquisition, financing, and development of manufactured home communities across the U.S.
