AI Bolstered Proptech Development, Growth In 2025 (Law360 Real Estate Authority)

Amid the ongoing frenzy over artificial intelligence, the property technology sector showed signs of maturing in 2025 along with an upswing in investments. Andrew Pierce Boulay, a knowledge and innovation lawyer in Goodwin's Real Estate practice, said he found during discussions with venture capital investors this year that those in the legal tech field were very focused on identifying clear "moats" providing competitive advantages for proposed investments in generative AI products. "All GenAI products use one or more of the same [AI large language models], and there is still a lot of uncertainty around how to differentiate any GenAI product from the large pool of competition — including the LLMs themselves," he said. When it comes to the use of tech by real estate companies, Boulay said real estate clients' in-house legal teams reached out this year for feedback on Goodwin's experience using specific GenAI tools and for advice regarding piloting and selection.
