Krista DeGroot is a senior associate in Goodwin’s Real Estate Industry group. Krista focuses her practice on representing institutional investors, REITs, investment funds, owners, and developers in a variety of complex commercial real estate transactions, including asset-level and entity level acquisitions and dispositions, complex joint ventures, financing, equity recapitalizations and development across a wide range of asset types.
Experience
Krista’s recent experience includes:
- Represented a real estate investment and lending company in connection with the recapitalization of a portfolio with an approximate enterprise value of $2 billion, comprised of senior housing facilities located throughout the U.S., in which a new joint venture partner acquired a material interest from a sovereign wealth fund, as the existing investor
- Represented an institutional real estate investment fund in connection with the acquisition and financing (mortgage and mezzanine) of two movie and television production studios in greater Los Angeles
- Represented an institutional real estate investor in the ownership, development and sale of various master planned communities throughout the U.S., including sales of planning areas to homebuilders and the negotiation of profit participation agreements, easements, option agreements, and development agreements
- Represented a real estate development firm in the acquisition and development of land for entitlement and residential development, including active adult community restrictions and formation of other covenants, conditions and restrictions
- Represented a prominent real estate ownership and asset management firm in the acquisition and disposition of over thirty multifamily residential complexes across the United States for purchase prices ranging from $20 million to $200 million*
- Represented a leading private equity investment firm in dispositions of over ten hotels across the United States for purchase prices ranging from $10 million to $55 million*
- Represented a commercial real estate investment firm in the acquisition and financing of various Class A office buildings throughout the Bay Area for purchase prices ranging from $105 million to $200 million*
- Represented a commercial real estate investment firm in the acquisition and construction financing for the development of a multifamily residential project located in Salt Lake City, Utah*
- Represented a real estate development and investment firm in its refinancing of a $202 million mortgage loan for a Class A office building in San Francisco*
