The Frankfurt Real Estate Industry team advised KanAm Grund Institutional Kapitalverwaltungsgesellschaft mbH on the acquisition of the retail and office building EAP3 in Hannover, Germany, by way of an asset deal. The seller is a real estate fund from Credit Suisse Asset. The transaction was preceded by a structured sales process.
The property EAP3, which is located in Hannover’s city center vis-à-vis the main station, has a total rentable area of approx. 11,000 square meters. The rental units are predominantly used by Media Saturn, LNVG, a rail operator, and AOK, one of the biggest health insurances in Germany. The historic building is under monument protection, as it was constructed as “Hotel de Russie” in 1850/1851 by Conrad Wilhelm Hase, one of the most important architects during the 19th century for the neo-Gothic style.
